Paradise Valley's Newest Resort Tables Are at Resorts That Were Already Here

For most of the last decade, the expected next chapter for Paradise Valley dining was The Ritz-Carlton and The Palmeraie, with Mott 32 and Carbone on the lineup. As of October 2026, that project is unfinished and headed toward a court-supervised sale. The new restaurants, cafés and renovation money along the resort corridor are going into properties that were already standing. They have a new flag, new local owners or a spa rebuild, and each runs on its own schedule.

A Familiar Address With a New Kitchen

The address is 7200 N. Scottsdale Road, long known as the Scottsdale Plaza Resort & Spa. It now operates as Kimpton Miralina Resort & Villas Paradise Valley. The first phase opened in January 2026 with 260 rebuilt rooms and casitas, six pools and a restaurant called Hecho Libre. Highgate manages the resort.

Hecho Libre started serving in early December 2025. Chef Wes Avila built it with the hospitality company sbe around Baja and Sonoran cooking. The launch announcement invited locals by name, and reservations go through OpenTable from the resort's restaurant page. The December 2025 launch menu included yellowtail aguachile with serrano, Asian pear and cucumber, plus an avocado vampiro taco, chilaquiles, halibut Veracruzana and fish grilled over open flame. These were opening-menu highlights, so some may have changed since.

What a non-guest needs to know, according to the resort's current pages:

  • Breakfast: daily, 7 to 11 a.m.
  • Lunch: daily, 11 a.m. to 2 p.m.
  • Dinner: daily, 5 to 9 p.m.
  • Bar: 11 a.m. to 10 p.m.
  • Live music: Fridays, 6 to 8 p.m.
  • Pools and the CIMA pool bar: through a day pass. ResortPass lists pool passes from $45 and spa passes from $95, depending on the date.

CIMA's hours depend on the source. The resort FAQ says food runs 11 a.m. to 4 p.m. and drinks until 8 p.m. ResortPass lists the venue as open 11 a.m. to 8 p.m. The resort also doesn't say whether CIMA takes bar-only walk-ins without a pass. Call before driving over just for a poolside drink.

The Second Restaurant Moved to 2027

Miralina's bigger news is still ahead. The final phase of its $70 million rebuild adds Arizona's first Katsuya, sbe's modern Japanese concept, which will serve sushi, sashimi, robata-grilled dishes and premium cuts. The same phase brings 134 renovated Valley Villas and The Enclave, a 10-residence hotel-within-a-hotel with its own pool complex modeled on an onsen. When it's finished, the property will have 404 renovated rooms, and KTAR reports it will be one of the only resorts in Paradise Valley with two separate chef-driven restaurants.

The date has slipped. In January, Experience Scottsdale said the villas and residences would come in late 2026. In late June, KTAR described the final phase as running from the fourth quarter of 2026 into early 2027. Experience Scottsdale's Fall '26 update and the resort's own Katsuya page now both say early 2027, with no month given. Katsuya won't open this season. The newest place to eat on that stretch of Scottsdale Road this fall is still Hecho Libre.

Arash Azarbarzin, principal at Highgate, called Katsuya "a culinary debut Scottsdale has not seen before." The quote fits the larger pattern on this corridor. A national restaurant brand that people expected to arrive with a brand-new luxury resort is arriving instead at a property that has been on the same corner for decades.

Camelback Inn Built Its New Café Inside the Spa

Down Lincoln Drive, JW Marriott Scottsdale Camelback Inn Resort & Spa took a similar approach. It didn't build anything new. It rebuilt what it already had. The Spa at Camelback Inn reopened on Feb. 3, 2026, after a $25 million renovation, with Ora Café as the centerpiece of the new spa. Ora is an all-day café focused on wellness, with dishes developed with a nutritionist and seating indoors and outdoors. The menu includes chia pudding, an açai bowl made with kefir yogurt, and melon fattoush. Marriott lists its hours as 10 a.m. to 5 p.m. daily.

Getting in as a local is less clear. The spa offers a limited number of private memberships, and appointments are required. The public site doesn't say whether a nonmember can book a single visit or whether Ora seats diners who aren't spa guests. Call before planning a morning around it.

Sanctuary Is Open Now and Has New Local Owners

Sanctuary Camelback Mountain Resort & Spa is the third piece. It's now owned and run independently, through a partnership of two local firms, Berger Holdings and RJ Hospitality. The 110-room resort sits on 53 acres at the base of the mountain, and Hart Howerton is the architect and designer for the planned renovation of the whole property. A $7 million renovation of the meeting facilities is already finished.

Managing director Laura McIver, quoted by Meetings & Conventions, described the owners as "local community leaders." She said the investment is meant to protect the service "our neighbors and loyal guests have cherished for decades." She named neighbors alongside guests, which is unusual in an ownership announcement.

For dinner plans this fall, the resort's official site still lists Elements with menus and reservations and Jade Bar with a daily happy hour. The renovation comes later, in phases. Guest rooms and casitas start in summer 2027 and are scheduled to finish by September 2027. The restaurants, bars and the 12,000-square-foot Sanctuary Spa follow in 2028. Neither announcement says whether Elements or Jade Bar will close during the room work.

The Corridor's Calendar, in Order

Each project runs on its own schedule. Here is what's dated as of Oct. 4, 2026:

  1. Nov. 4, 2026: possible creditor vote on the Ritz-Carlton bankruptcy plan, if a judge approves it first.
  2. Early 2027: Katsuya, The Enclave and the Valley Villas at Kimpton Miralina.
  3. Summer 2027: Sanctuary's guest room and casita renovation begins.
  4. September 2027: target completion for Sanctuary's rooms and casitas.
  5. 2028: Sanctuary's restaurant, bar and spa renovation.

The Ritz-Carlton is the only project on that list without an opening date.

The Ritz-Carlton Is Headed for a Sale

The Ritz-Carlton Paradise Valley and The Palmeraie make up a $2 billion, 122-acre master-planned community near Lincoln Drive and Scottsdale Road. Five Star Development has been working on it in some form since 2008. The plan calls for a 215-room hotel, 80 condominiums, 32 single-family homes and The Palmeraie luxury retail center. Five Star and related entities filed for Chapter 11 on Nov. 4, 2025, in the U.S. Bankruptcy Court for the Southern District of Texas.

The Phoenix Business Journal reported in late September that a joint plan filed Sept. 18 would move the remaining assets into a trust to be sold off and distributed. The plan would market the unfinished hotel through bidding procedures approved by the court. Any qualified bidder has to name an experienced hotel developer committed to finishing the building. Before any auction, holders of Five Star parent equity, or people they designate, would get an option to buy the hotel and the undeveloped land at a base price of $570 million, subject to adjustments. If they don't use it, the plan goes to marketing and auction. The Palmeraie Scottsdale and Palmeraie Paradise Valley parcels could be sold together with the hotel or separately.

The restaurant names were the most-discussed part of the plan, and they remain intentions. The original bankruptcy declaration lists Mott 32 and Carbone as planned restaurants and The Ritz-Carlton Hotel Company, a Marriott subsidiary, as the planned operator. It gives no opening date for either restaurant. Our research found no confirmed open Palmeraie shop or restaurant and no published tenant opening date.

The residential part of the project has kept moving. A debtor filing dated Sept. 22, 2026, reports 20 villa closings since the bankruptcy filing, with about $65.37 million in net proceeds. Homes on the site are changing hands. The hotel, the restaurants and the retail district that were meant to anchor them are waiting on a judge, a vote and a buyer who hasn't been named.

That's the state of things this fall. If you want a new table in Paradise Valley right now, the options are at 7200 N. Scottsdale Road, inside the Camelback Inn spa, and at Elements, which is open ahead of its own rebuild.

Changes along this corridor shape how buyers see the streets around it, and a court-supervised sale on a 122-acre site at Lincoln and Scottsdale Road is a big one. If you own nearby and want a clear read on where your home stands while that process plays out, The TEAM can walk you through it. Request a Luxury Home Valuation, and we'll put the corridor's timeline next to the comparable sales that matter for your property.
